How it is calculated
Balance after k payments = P × (1 + r)^k − payment × ((1 + r)^k − 1) ÷ r. Principal paid = P − balance, interest paid = payment × k − principal paid.
Example
Inputs: Original loan amount = 100,000, Annual interest rate = 6 %, Loan term = 30 years, Payments made = 60. Result: Remaining balance: 93,054.36; Principal paid: 6,945.64; Interest paid: 29,027.39.
Limits and caveats
- Assumes every payment was made on time with no extra or missed payments.
- A lender's payoff quote may add interest since the last payment or an early payoff fee.
Questions about this tool
Why has the balance barely moved after many payments?
Early in a loan most of each payment is interest, so principal falls slowly at first and faster later.
Is the remaining balance my payoff amount?
It is the base, but the lender may add interest for the current month or a fee under your contract.
How do I know how many payments I have made?
Count the months since your first payment, or check the loan statement in your banking app.
