Processing and privacy: The result is calculated inside your browser and your data is not sent to any server.
How to use it
- Enter property price, down payment, transfer fee or tax, agent commission, lender fee of loan and fixed fees (valuation, registration).
- The result appears straight away and updates as you edit.
- Copy the result, or copy a link that keeps the same values to share it.
How it is calculated
Costs = price x transfer rate + price x commission + loan x lender fee + fixed fees. Cash needed = down payment + costs.
Example
Inputs: Property price = 1,000,000, Down payment = 20 %, Transfer fee or tax = 4 %, Agent commission = 2 %, Lender fee of loan = 1 %. Result: Total closing costs: 71,000.00; Costs as share of price: 7.1%; Cash needed with down payment: 271,000.00.
Limits and caveats
- Default rates are examples only. Actual fees are set by local law, the lender and the agent.
- Exemptions, fee caps or VAT on commission may apply and are not modelled here.
Questions about this tool
Can closing costs be financed?
Usually not. They are paid in cash on top of the down payment, so plan them into your savings.
Who pays the agent commission?
It depends on the market and agreement. In some cities the buyer pays, in others the seller or both.
What are fixed fees?
Charges that do not change with price, such as valuation, title deed or registration and legal fees.
