How to use it
- Enter purchase price, buying costs, renovation costs, holding costs (finance, utilities), expected sale price after works and selling costs of price.
- The result appears straight away and updates as you edit.
- Copy the result, or copy a link that keeps the same values to share it.
How it is calculated
Total cost = purchase + buying costs + renovation + holding costs. Profit = sale price - selling costs - total cost. Return = profit / total cost. Max offer = sale price x rule share - renovation.
Example
Inputs: Purchase price = 800,000, Buying costs = 20,000, Renovation costs = 150,000, Holding costs (finance, utilities) = 30,000, Expected sale price after works = 1,200,000. Result: Net profit: 140,000.00; Return on cost: 14%; Total cost: 1,000,000.00.
Limits and caveats
- The 70% rule is a quick investor rule of thumb, not a fixed law, and it varies by market.
- Excludes tax on gains and the risk of budget overruns or a slow sale.
Questions about this tool
What is the 70% rule?
Pay no more than 70% of the expected after-repair value minus renovation costs, to leave room for fees and profit.
What are holding costs?
What you pay during works and sale, such as loan payments, utilities, insurance and service charges.
How do I estimate the sale price after works?
Compare with similar renovated homes sold recently in the same area, not asking prices alone.
