How to use it
- Enter current value, yearly change and years.
- The result appears straight away and updates as you edit.
- Copy the result, or copy a link that keeps the same values to share it.
How it is calculated
Future value = current value x (1 + yearly rate)^years. Gain = future value - current value.
Example
Inputs: Current value = 1,000,000, Yearly change = 3 %, Years = 10 years. Result: Projected value: 1,343,916.38; Total change: 343,916.38; Total change %: 34.39%.
Limits and caveats
- A constant yearly rate is a simplification. Real prices move up and down.
- Not adjusted for inflation, so the result is a nominal value, not a real one.
Questions about this tool
What rate should I use?
Use the average historical change for your area from official indices where available, and try lower and higher rates.
Why is the gain larger than rate x years?
Each year grows on the new value, not the original one. That is compounding.
Can I enter a negative rate?
Yes. Enter a negative rate to estimate a fall in value in a declining market.
