How it is calculated

Collected = rent x (1 - vacancy). NOI = collected - collected x management fee - fixed costs. Cash flow = NOI - payment, where payment = L x r / (1 - (1 + r)^-n).

Example

Inputs: Property price = 800,000, Down payment = 25 %, Annual interest or profit rate = 5.5 %, Loan term = 25 years, Monthly rent = 5,500. Result: Monthly cash flow: 522.48; Annual cash flow: 6,269.70; Monthly loan payment: 3,684.52.

Limits and caveats

  • Excludes tax and large unexpected repairs, so keep a reserve.
  • Assumes a fixed rate and the same rent all year.

Questions about this tool

What do fixed costs include?

Service charges, insurance, an allowance for routine maintenance and any bills the owner pays.

What does negative cash flow mean?

Rent does not cover the payment and costs, so you pay the gap yourself every month.

How can I improve cash flow?

A bigger down payment, a longer term or lower vacancy and costs. Each option has a trade-off to weigh.
