How it is calculated
LTV = loan / property value x 100. Combined LTV = (loan + other loans) / value x 100. Equity = value - all loans. Max first loan = value x target LTV - other loans.
Example
Inputs: Loan amount = 800,000, Property value = 1,000,000, Other loans on the property = 0, Target LTV = 80 %. Result: LTV: 80%; Combined LTV: 80%; Equity: 200,000.00.
Limits and caveats
- The maximum LTV varies by country, lender, property type and whether it is a first home.
- Lenders usually use the lower of purchase price and valuation.
Questions about this tool
Is a lower LTV better?
Usually yes for the borrower. It means less risk for the lender and can bring a lower rate.
LTV versus combined LTV?
LTV counts only the first loan. Combined LTV adds every loan secured on the same property.
What does an LTV above 100% mean?
The loans on the property exceed its value, so your equity is negative.
